330 Land Company has been engaged by a joint venture comprised of two institutional investors as the developer responsible for managing the entitlement of a ±194 lot, single-family detached community on 26.6-acres in unincorporated Alameda County adjacent to the City of Pleasanton. The site is currently vacant, and is zoned Agricultural, but has a General Plan Land use designation of medium-density residential. All previous attempts to entitle the property have been unsuccessful. 330 Land developed a strategy around SB 330 and the Housing Accountability Act to allow for the development of a housing project which included creating a private utility district to serve the project.
